Plans for Ampitheatre

These are the preliminary plans for the Ampitheare which Doug Marshall is planning for the town of Delmar. Mr. Marshall presented his plans at the Joint Council Meeting on Monday night. He was also there to get a feel for how the council felt about writing an ordinance which would allow for a new zone in Delmar (PUD). This would basically allow the land owner to do anything they wanted with the land with approval from the Maryland Commission.  On Monday night, the Commission agreed that they loved the concept, but would not agree to adding that zone description to the books. So evidently Mr. Dickerson's theory that the councils are "easy" when it comes to developers, does not hold true with the current council. Mr. Anderton said that he would not agree to take the taxpayers out of the loop, and that is essentially what would happen with that new zone. There would be no public hearings on anything the developer wanted to place on that land. In addtion, despite Mr. Dickerson's claims,  there were no "veiled threats" regarding placing subsidized or $99,000 homes on the property (at least at the Joint Council meeting). In additon to the ampitheatre and restaurant, he plans on building a few single family homes a year and possible some "age targeted" housing. He explained that those plans would not happen in the near future. Obviously, he realizes that building a slew of homes in this economic climate is not prudent.

Of course there are several other concerns that need to be addressed when one is considering a project of this type and magnitude. There were questions from the council about the noise for the surrounding area as well as traffic concerns. But, Mr. Marshall was given the go ahead to return to Planning and Zoning with more specific plans and with "option 2" in mind which would only allow for the rezoning of one portion of the land to commercial.
